Insulation not packed into wall cavities
Walls trap heat and cold. If insulation is missing or loose, the house will be hard to keep comfortable.

In short: Missing pink batts, gaps in the top plates and compressed rolls in Greenbank.
A thermal barrier
Insulation fills the wall cavities and ceiling space. This stops heat from escaping in winter and entering in summer.
Missing pink batts
At a Greenbank handover the wall frames were filled with loose wool. The batts had not been pushed into the corners. The walls felt cold to the touch.
Gaps in the plates
The top plate of the frame acts as a thermal break. If the cavity is open there, heat can pass straight through. We saw a gap at the plate on the north side.
Compressed rolls
In the ceiling, rolls of insulation were left at the bottom of the joists. They were crushed by the sheets of plasterboard. This reduces the R-value in that area.
What to ask your certifier
Confirmation that the cavity is fully packed and that the top plate is sealed. Check the ceiling for compressed material.
